How much is a boiler service and what's actually included?
A standard gas boiler service with BASI is £80 and takes about an hour. That covers a full manufacturer-approved check of the boiler, the safety tests and a written service record for your warranty. It is a fixed price, not a starts-from figure, and there is no separate call-out charge on top.

A real annual service is more than a quick look. On a standard gas boiler it covers:
- Visual inspection of the boiler and its installation for obvious faults or corrosion
- A flue gas analysis to check the boiler is burning safely and efficiently
- Checking gas pressure and flow against the manufacturer’s figures
- Inspecting seals, the heat exchanger area and the burner
- Checking safety devices operate correctly
- Confirming the flue is sound and clear
- A written service record completed for your warranty

Landlords and CP12
If you let a property, the law requires a gas safety check every 12 months on every gas appliance. We issue the CP12 Landlord Gas Safety Record the same day and email it to you and your letting agent. A single-appliance CP12 is £80, and the check can be done up to two months early without moving the renewal date.

The point of a service is to catch small problems before they become breakdowns. Often it is a minor adjustment done on the spot at no extra cost; occasionally it is a part that is failing, in which case you get an honest recommendation and a clear price before any work goes ahead.
When to book
Late spring and summer are the best time. Engineers are less stretched than in the October to January rush, so you get more appointment choice and the boiler is checked before you actually need it in winter. Leaving it until the first cold snap means joining the queue when every engineer in Yorkshire is busy, so booking ahead is both cheaper on your nerves and easier to schedule.
